4 C R Y D E R P O I N T JANUARY Welcome 2017! As we ring in the New Year, I am pleased to report that we are nearing the completion of our last hurdles on the seawall project. One of the very last items on the to-do list was the construction of stairs to access the beach. The photo here shows the progress as of the end of December and as you can see, there isn’t much more to go before that’s done. To reiterate, parking in the temporary lot will cease as of March 31 so that restoration of the 21/41 courtyard can begin. The first step will of course be digging up the lot, after which electrical lines and piping will be evaluated and replaced or repaired as needed. New benches will also be installed along the promenade area as part of the overall plan. As soon as all of the work is completed, the Board will be conducting a thorough review of all of the capital improvements that have been done over the last few years so that we can provide shareholders with a good understanding of where the funds have been spent. A special shareholders’ meeting will be scheduled at that time, so please stay tuned. In the meantime, I hope you enjoy the photos from the Pajama Party that the Quality of Life Committee organized last month; as always, the event was a great success. Also, please read about some of our new neighbors who became shareholders in 2016, and join me in welcoming all of our new residents to the community. APARTMENT RENOVATIONS: Shareholders are required to contact Management prior to initiating any renovations/ improvements, including but not limited to the installation of splitsystem air conditioning, kitchen or bathroom remodeling, installation of balcony screens, etc. Please contact the Office with any questions. INSURANCE CERTIFICATES: All residents are required to maintain homeowners’ insurance. Residents who have not submitted a current copy of their Declarations Page will be sent another reminder to do so shortly; please provide your copy as soon as possible. EMERGENCY CONTACTS: a form to provide the Office with updated contact information in the event of an emergency. If you have not already done so, please complete and return the form as soon as possible. DOG OWNERS: Register your dog! Your dog must wear a CPOC issued medallion anywhere on CPOC property. Dogs observed without a medallion will be assumed not to be registered and owners will be subject to a $250 fine. See Stacey in the office to register. DOG WALKING: House Rules expressly prohibit walking dogs anywhere on the property to relieve themselves; failure to comply will result in a warning and/or $250 fine. Please keep your dog on a short leash to prevent them from wandering onto the grass of CPOC property.
