C RY D E R P O I N T APRIL 9 Property Update…Property Update…Property Update ATTENTION All Pool Members (and Potential Pool Members)! These are high-efficiency LED lights that are being installed in all of the basements and will help reduce the co-op’s electrical costs. All of the basement lights should be replaced in approximately a month. Laundry Rooms The bathrooms in each laundry room will be refreshed with new fixtures, painting and, where needed, new floor tile. The laundry rooms will get a new coat of paint, and a/c units will be installed to make the rooms more comfortable in the summer. Pool Refinishing We were able to patch the pool last year, but a complete resurfacing is required for the upcoming season. We chose the marble finish, which is less expensive than the diamond finish, and has a life expectancy of approximately ten years. This will be done before the pool opens at the end of May. Community Room Acoustics Let’s face it, the sound in the room is terrible. We’re exploring various methods for improving the acoustics, including carpet tile on the floor and acoustical panels on the walls. The room is a little tricky because of the exposed ceiling, which we can’t do anything about, so we’re looking to find a solution that is effective and cost-efficient. More information to come. Long-term plans The above initiatives were either built into the seawall construction budget or are relatively inexpensive to complete. However there are other projects that require research and budget planning to undertake. Elevators: Upgrades to the elevators’ electrical systems and cabs were done approximately 30 years ago. Although they are constantly maintained, we have seen that planned and emergency shut downs happen more frequently than we would like. We began researching options last year to modernize the elevators and learned that there are several ways we can approach upgrading them that involve varying degrees of cost as well as time (i.e., how long the elevators would be out of service to complete the work, which is a big concern). This is an issue that continues to be under discussion, and more details will follow as we explore the topic. Lobbies and Hallways: Some residents have inquired about upgrading the main lobbies and redoing carpeting and wallpaper in the hallways. As you can imagine, this is a major undertaking, and we will be starting to research costs in the near future to determine the extent of long-term planning this would require. In the meantime, sections of carpeting that are severely worn are replaced in the hallways as needed. We urge all residents to report carpeting and/or wallpaper that looks worn to Management so that the hallways can be maintained as nicely as possible. We heard you: The pool could be managed better. We are pleased to announce that Cryder Point has contracted with Elite Pool & Fitness to manage our pool for the 2017 season. Elite has years of experience in the business and manages many of the facilities in the area, including Le Havre, The Towers at Water’s Edge and the Bay Terrace Country Club, and the feedback has been excellent. The goal is to make the total pool experience at Cryder Point more pleasant and enjoyable for all members and their guests. In addition to providing the manager and lifeguards, Elite will be handling the bagel brunches, the July 4th and Labor day barbeques, and any special events that come up. A new membership option this year will be a four-week membership in which residents can sign up for any four consecutive weeks of their choosing, which is a great way to sample the pool if you don’t want to commit for the whole season. Look for more information in the pool package which will be avail- Promenade looking west able at the end of April.
