As we begin a new year I would like to revisit the accomplishments of this administration which, I feel, has increased the value of your investment WWW.QNS.COM | JANUARY 2017 | LEHAVRE COURIER 3 and improved the quality of life for all Le Havre residents. Conversion to Gas: As you are aware, the conversion of all boilers to gas was accomplished in record time and, of course, this resulted in a fuel cost savings of approximately 35%. Because of these savings, we were able to not have a carrying charge increase in that particular year. Cement Work: Aside from improving/making repairs to the sidewalks around the property, we commenced a program of replacing the cracked cement in the portico areas under the buildings. So far we have completed eleven buildings. The quality of the work has been excellent and it enhances the buildings entryways. Cameras: We undertook a program to have cameras installed so as to monitor both inside and outside the lobbies which has greatly reduced the vandalism around Le Havre. Just recently we replaced/upgraded the original cameras with high definition quality cameras in order to improve the surveillance images. LED Lighting: We completed a program to replace every light fixture and light bulb throughout the property, interior and exterior. This not only increased the longevity of the light bulbs, but also generated savings in electric usage in the common areas. Lobby Doors: The program to replace the lobby doors in every building will be completed this year. Most of the doors replaced were old and not functioning well. Clubhouse: We contracted with an outside Management Company (Elite Pool & Fitness Management) to run our club, pool and tennis facilities. This step has increased the professionalism in the day-to-day running of the clubhouse with many enhancements that have taken place over the years. We consider the club to be well maintained and the feedback has been positive with this change. We also have upgraded some of the equipment recently by replacing three of the old treadmills with three new ones. We are working to upgrade the rest of the equipment that may be advanced in years. Website: We have upgraded the Le Havre website and have recently retained a new I.T. Computer Support Company (Astra Data Solutions, Inc.) to make sure that our internet security is strengthened and maintained at a high level. Financial: The 5 months ending November 30, 2016 (budgeted versus actual) showed revenues of $6,956,584 (42.05%) of the budgeted amount of $16,544,208 and total expenses of $6,269,376 (39.69%) of the budgeted amount of $15,794,662 as reported by our accountants. As you can see, we have had many accomplishments over the past few years and I hope that residents are satisfied and appreciate these improvements. Club Manager Nick Santo of Elite Pool & Fitness Management organized and supervised the entire party, and the food was supplied by Logan’s Catering. It was, in my opinion, one of the best parties we have had in years, and I would like to thank Nick and Logan for doing such a good job. The Le Havre Clubhouse has been an excellent place for our events which have included Toys for Tots, numerous children’s parties, bingo nights, card games, movie nights and, of course, our gym and aerobics facility. Each year brings a continuous turnover of shareholders to our Coop, many of whom may not be aware of what we offer. I would like to take this opportunity to invite everyone to take part in our ongoing social events.
