Everyone’s Gone Movies Second night of SFF@NST a rousing success 14 North Shore Towers Courier n November 2016 North Shore Towers among the list of top 10 bestselling co-ops and condos in NYC By Suzane Monteverdi  The “World’s Borough” was home to three of the top 10 bestselling buildings in New York City this past real estate sales quarter, according to a report. Examining the number of residential properties sold within condo and co-op units between July 1 and September 30,  prominent real-estate website PropertyShark  released a list of the top 10 bestselling buildings citywide. Coming in at #8 is  North Shore Towers. Located off the Grand Central Parkway near the Queens/Nassau border,  this luxury, gated co-op apartment community sold 19 units last quarter at a median sale price of $650,000. A complex of three 33-story buildings with more than 1,844 units on 110 acres of land, North Shore Towers features heated indoor and outdoor pools, an 18-hole golf course, on-site restaurants and more. Two buildings in the Bay Terrace section of Bayside tied at #10. The Bay Club, located at 1 Bay Club Dr., sold 17 units last quarter at a median sale price of $625,000. The Bay Club consists of 1,037 units in two 21-story buildings and features doormen, concierges and a 25,000 square foot Leisure Club, which features amenities like a state-of-theart gym and an indoor swimming pool. The other building, the  Towers At Water’s Edge,  sold  17 units last quarter at a median sale price of $355,000. Located at 18-15 215th St., the luxury co-op unit is comprised of three 17-story towers and 50 townhouses and features private underground parking, central air and views of Little Neck Bay. On-site amenities include a heated swimming pool, kiddie pool and tennis court. The report  also makes note of Queens real estate’s frequent appearance on the list of top market sales citywide: “The more surprising and uplifting fact about this last quarter, however, is the continuation of an emerging trend of Brooklyn and Queens developments, both old and new, making the list.” By Stephen Vratos With more than 300 ballots cast, “Big Boy” proved the winner of the Audience Appreciation Award the second night of this year’s 4th annual Short Film Festival at North Shore Towers (SFF@ NST). About a dozen people were turned away at the door, but despite the capacity crowd, there were two notable absences. Co-Founder Marilyn Chris Wallace, who’s opened the festival every evening of its four years (and counting), was unable to attend, so she could be at the side of her husband, co-founder and other absentee, Lee Wallace, who was ailing in the hospital. But Marilyn was present to open the night’s entertainment nonetheless. With the aid of John Virga and Marty Ragusa of Towers Video Productions, Marilyn recorded an introduction, in which she announced the opening night’s Audience Appreciation Award winner, “Dad in Mum” and runner-up, “For Better, For Worse.” She also alerted the audience of a planned retrospective for November 3. The retrospective will feature encore presentations of this year’s two winners and the pair from last year’s 3rd annual event, “Water Dogs” and “Seraglio.” “Big Boy,” the Russian film about a small boy’s assignment to buy a loaf of bread as a way of testing his adulthood to his father, won the evening with 107 votes. “Heat Wave,” the Spanish comedy about a boyfriend’s travails to cook dinner for his girlfriend’s visiting parents, came in 2nd with 94 votes. The remaining votes were distributed among the other three films, “Oh-Be-Joyful,” “Class Mate” and “A Song of Water.” All told, 326 votes were cast, the best response so far.
