The site had been home to the Liberty Brass Screwing Co., a company selling automatic screw machine products. Curbcut Urban Partners, Platinum Realty Associates and RW Real Estate Group purchased the building last December and knocked it down to construct an eight-story glassy building in its place. The 146,000-square-foot building will also include medical facility space. The building is slated to be completed at the end of 2018 and SBLM Architects are responsible for the design. Amenities will include a rooftop deck, outdoor terraces and 98 underground parking spaces. Bridges at Whitestone development receives new street approval At its Jan. 9 meeting, Community Board 7 voted unanimously to approve an application to build 22 single-family homes along a Whitestone street that is not legally mapped. Board Chairperson Eugene Kelty said the application was previously tabled while the board waited for documents from the Department of Transportation (DOT) and the Fire Department of New York (FDNY); the documents arrived prior to the Jan. 9 meeting. The houses will be built along the soon-to-be constructed “Sullivan Drive” within The Bridges at Whitestone, a development of custom-built homes on a 6-acre plot of land between 150th Street, 6th Avenue and Powells Cove Blvd. that broke ground in November of 2015. The project is being led by Whitestonebased O’Sullivan Builders and according to their website, houses at the development start at over $1.5 million. Astoria Supermarket to become Hilton hotels The Western Beef supermarket on 36-20 Steinway Street in Long Island City will become the site of two new Hilton Hotels. The five-story project will be led by JMH Development and Mettle Property Group. The developers plan to build a dual-branded hotel that will include Homewood Suites by Hilton, Hilton’s upscale all-suite, extended-stay hotel brand, and a Hampton Inn by Hilton, a global mid-priced hotel. In addition, 18,000 square feet of retail space will be built on the ground floor. The project is slated to open in 2018. Queens residential sales volume declines while prices increase A real estate study by the Real Estate Board of New York (REBNY) reported that the number of home sales in Queens fell 5 percent year-over-year, but despite the drop in sales, total residential sales consideration in the borough increased 2 percent year-over-year due to “strong average sales prices.” The average sales price of a home in Queens rose to $535,000, a 7 percent increase as compared to the fourth quarter of 2015. The Rego Park, Forest Hills and Kew Gardens sections recorded 323 cooperative unit sales in the fourth quarter, a 5 percent increase year-overyear and the most co-op sales recorded in Queens for the quarter. Flushing recorded the most condominium activity in Queens this quarter with 68 sales, a 10 percent increase year-over-year. Although the number of one- to three-family home sales in the Richmond Hill, South Ozone Park and Woodhaven area decreased 2 percent year-over-year, the average sales price increased 11 percent to $528,000. Construction of 17-story building in Ridgewood set to begin The three empty lots in Ridgewood will soon be the home to a 17-story, mixed-use building being developed by AB Capstone Builders Corporation. It is said that the new tower will be home to 130 apartments with some retail spaces available as well. AB Capstone announced that the construction at the site is scheduled to begin on or around Feb. 1. In a letter to Community Board 5, AB Capstone Builders Corporation informed the board that they will begin working on the three sites located at 54-27 Myrtle Ave., and 336 and 350 St. Nicholas Ave. LIC warehouse to convert to office space A two-story building at 11-20 46th Rd. will become a four-story, 33,798-square-foot office building. The current 13,917 square-foot building was home to Alexandra International, a Russian goods wholesaler. The structure would include two rooftop decks, expansive windows and some room for parking and would attract technology, arts, media and information industry tenants. The building is set to be completed in summer 2017, according to Caerus Group’s website. Jackson Heights commercial building to convert to mixed-use space A commercial building of local shops and restaurants in Jackson Heights will be turned into a seven-story, mixed-use building. Permits were filed to build 44 apartments and two floors of commercial and community facility space at 77-02 Roosevelt Ave. The structure on the corner of the block currently houses a Metro PCS, restaurants La Chipotle and Arepa Lady, and other retailers. The apartments will span over 31,000 square feet while the ground-floor commercial space would span approximately 13,500 square feet. Just over 3,500 square feet will be designated for community facility space, which can house medical offices, schools, libraries or child care centers. The apartments would be located on the third through seventh floors and tenants will have access to 33 parking spots in the basement. Vishal Arora, of 41-25 Realty Corporation, owns the building and Fogarty Finger Architecture is responsible for the design.
