from the Centers for Disease Control and
Prevention and the NYC Department of
Health and Mental Hygiene, informed
Planned Parenthood’s decision to open a
location in Queens.
Th e organization now operates an
Article 28 health center from a space that
previously housed a cinderblock warehouse,
due to an intricate renovation that
was overseen by Denham Wolf.
In Far Rockaway, the Joseph P.
Addabbo Family Health Center has also
expanded, slowly but surely. In 2001,
Addabbo’s main facility operated from
a leased building, but the organization
aspired to greater permanence. Coupled
with growing development activity in the
Rockaways, this aspiration led Addabbo
to contemplate the possibilities of a nearby
City-owned parcel, despite its neglected
state.
Bolstered by Denham Wolf’s services,
Addabbo successfully acquired the property
and built a new 22,000 square foot
facility. Almost a decade later, the two
organizations partnered again in order to
respond to a public RFP for the adjacent
undeveloped site.
A second win for Addabbo has resulted
in an expansion plan that will double
the size of the organization’s main health
center. Slated for completion in 2019, the
expanded facility will include 21 additional
exam rooms and allow for the provision
of physical therapy,
a new specialty service.
“Support for
Addabbo’s capital projects
has come in many
shapes and sizes,” shared
Denham Wolf’s Ron
Innocent. “Th e diversity
of funders and lenders
plus the widespread
enthusiasm of the local
community demonstrate
how vital this organization
is.”
Th e steps that led to
Addabbo’s growth, as
well as the investments
made by organizations
like Rioult and Planned
Parenthood, illustrate
another unique quality
of Queens. Th roughout
the borough, there are
opportunities for nonprofi
ts to reimagine their
relationship with real
estate.
Whether an organization
is creating a
new performance hub,
expanding its healthcare
services, or searching for
offi ce space minimizes
the strain on resources,
nonprofi ts can uncover
value and amplify their
impact in Queens. Photo by Michael Moran
