Th e nonprofi t has a location at 23-40 Astoria Blvd. (formerly Our Lady of Mount Carmel School, which closed in 2005) and a parking lot at 23-11 31st Rd. Plans fi led with the Department of Buildings (DOB) show that that the 92-unit building would be constructed on the parking lot site. Th e developer is seeking a variance from the Board of Standards and Appeals to alter the fl oor area ratio, height and setback of the site to be able to build. DOB plans show that there would be 74,454 square feet dedicated to residential units and 8,948 square feet for community facility space. Florence Koulouris, district manager of Community Board 1, said the community facility space would be used as a senior center to provide services for residents. Catholic Charities has told the board that that only a minimal number of cars currently use the parking lot and according to DOB plans, there would be space for 19 cars to park on site. Catholic Charities provides aff ordable housing, meals, recreation for seniors, residences for the developmentally disabled, early childhood services and more. Representatives from the nonprofi t will attend the next Community Board 1 meeting on June 20 at Astoria World Manor at 6:30 p.m. to discuss the plan.
