queenschamber.org THIS IS QUEENSBOROUGH Fire. The wheel. The telephone. Artificial intelligence . . . we’ve come a long way, baby! Human progress in technology is moving at a very rapid pace. We are constantly dealing with new phones, new apps, and new experiences: at the fast food restaurants we frequent, the grocery stores where we shop, and the on-line stores we buy our goods. Merchants know the precise patterns of our buying and visiting habits, and there aren’t too many places we can travel here in the 5 boroughs where video cameras are not watching our every move. Driverless cars and 18 wheel delivery trucks, drones delivering our products, automatic braking, collision avoidance, driverless parking… and the list goes on and on. A recent Bisnow article entitled “3 Ways Technology, Data and Digital Disruption Will Transform Real Estate” points out that technology infrastructure 10 ENERGY AND TECHNOLOGY: “WHERE NO ONE HAS GONE BEFORE” is a key ingredient in what people are looking for in their current and future workspaces: • Different types of occupiers require different things from workspace, so new ranges of office types are being developed—and that trend is likely to continue. A headquarters where a company can project its brand will never become obsolete, but smaller project spaces could be useful as companies seek flexibility. Demand for super-dynamic spaces catering primarily to startups that are flexible, modular and built to suit fluctuating business cycles is only going to increase as freelancers and startups proliferate. •With so many people using wearables today, it is a perfect segue into using badges to help track employees through the building. The devices help the owner understand the flow of data, personalize work experiences, engineer meetings and adapt design to the way people really work. By tracking employees, owners can see what parts of the space are underutilized, and where there is latent vacancy.  • Connectivity is going to be become a key driver of location choices for businesses. By 2025, at least 80% of the world’s adults will own a smartphone. The rise in devices, integrated into the workplace, will come with the roll out of 5G speed networks that could run over WiFi.  New types of “platinum prime” spaces will emerge. Having so much information available can sometimes be overwhelming. But, as technology progresses, we’re getting a lot better at separating the signals from the noise. Once technology becomes ubiquitous and remains in the background and invisible, we will then know and experience the true power of what we have created. In other words, we’re very close to having our cake and eating it, too. As we begin 2017, we invite you to join the Queens Chamber’s Energy Committee and meet experts who can help and assist you in the New Year. Whether it be Heating, Air Conditioning, Co-Generation, LED lighting upgrades or Building Automation Systems, Government programs and incentives, our assembled members, and guests, can help you get through the technical maze of efficiency measures that apply and that are available to you. They can also help you with the systems, rebates, grants, tax advantages, and other tools available to ensure that your projects are cost efficient and deliver the savings that you expect.
