COURIER L 22 IFE, JAN. 4–10, 2019 DT
BY STEPHEN ZACKS
This duplex condo in Williamsburg
has windows galore
in the living room and two
bedrooms, with stairs leading
up to the second bedroom with
a terrace and a roof deck. Located
at 117 Kingsland St., it’s
near the Brooklyn-Queens
Expressway and the border of
Greenpoint.
If you think you can’t fi nd
gorgeous places behind banal
facades, here’s proof. Inside,
the overall impression
is of an airy and spacious
loft. It has an open kitchen beyond
the living room, with a
breakfast bar and stainlesssteel
appliances. The cabinets
are all Ikea-ish modern, with
a multicolored tile splashboard,
and the fl oors look to
be reclaimed stained wood
planks.
The second-level bedroom
is a little perilously stuck
between the terrace and the
stairs, with an en-suite bath
with a separate tub and standing
shower. The heating is all
electric baseboard, with wallmounted
air conditioning.
There’s a balcony off the
lower level and a terrace off
the upper level, along with access
to a private outdoor roof
deck. We would like to see the
view in the opposite direction
of the roof deck to know to
what extent it’s overlooking
the expressway, but there’s
something romantic in any
case about living on top of urban
infrastructure.
This unit last sold for
$364,594 in 2013. It has the
extraordinary tax bill of $18,
according to the listing, with
an abatement through 2025
and common charges of $299
a month.
It’s now asking $1,099,000,
and Alexandra Newman and
Ron Pamposa of Compass
have the listing. Think it will
get what it’s asking?
